Quick answer

A roofing estimate shows your business name, contact details and license number, the customer and property address, an estimate number, the date and a valid-until date. It gives the roof size in squares, then prices tear-off, decking repair, underlayment, shingles or other roofing, flashing, vents, gutters and disposal line by line. Add material options, sales tax where it applies, the total, the deposit, your warranty wording, exclusions and a signature block.

What to include

  • Customer name, property address, date and estimate number
  • Roof size in squares, pitch and number of layers to remove

Roofing estimates, part by part

A homeowner replacing a roof usually gets several estimates, and they rarely look alike. One lists squares, layers and underlayment; another is a single number. The roofer whose estimate is easiest to understand often wins, even when it's not the cheapest.

Start with your business name, contact details and license number. The FTC tells homeowners to look for a contractor's license number and says a written estimate should describe the work, the materials, the completion date and the price. Then the customer's name, property address, date and estimate number.

Give the roof size in squares, the pitch and how many layers you'll tear off. These three facts explain most of the price difference between bids, so put them where the customer can see them.

Then price the job in the order you'll do it: tear-off and disposal, decking repair with a per-sheet price for anything found once the old roof is off, underlayment and ice and water shield, the shingles or other roofing by the square, then flashing, vents, drip edge and gutters. Each on its own line, with quantity and price.

Roofing is made for options: three shingle lines from standard to premium, or a repair against a full replacement, each priced in full, with your recommendation marked.

Below the lines: sales tax where it applies, the total, the deposit, a valid-until date and the warranty wording you offer on workmanship. Say what is not included, such as replacing rotten fascia beyond a set length. End with a signature block.

Set it up once, then reuse it

  • Download the PDF, Word or Excel version and save a master with your business details and license number.
  • After the inspection, fill in the customer, property address, date, estimate number and valid-until date.
  • Enter squares, pitch and layers, then price tear-off, decking, underlayment, roofing and flashing.
  • Build shingle options and add the per-sheet decking price.
  • Add tax, deposit and warranty wording, then send it and ask the customer to sign.

Roofing jobs this template fits

Roofers use this estimate for a shingle replacement, a roof repair, a gutter replacement, a flashing repair and a skylight install. It works for a small leak repair and a full tear-off priced square by square.

Questions

What should a roofing estimate include?

Your business details and license number, the customer and property address, an estimate number and date, roof size in squares, tear-off and disposal, decking repair, underlayment, roofing material, flashing, vents and gutters, options, sales tax where it applies, the total, deposit, valid-until date, warranty wording and a signature block.

Is a roofing estimate the same as a quote or a bid?

People use them loosely. An estimate is usually your expected price, a quote a firmer price for a defined job, and a bid a price submitted against other roofers. Whatever the label, show the squares, layers and materials so the customer can compare like for like.

How do I price rotten decking I can't see yet?

Put a per-sheet price for decking replacement on the estimate, with "if needed" in the line name. The customer agrees the price up front, and you only charge for sheets you actually replace.

Should I ask for a deposit on a roofing estimate?

That is your call. It can make sense when you order shingles and materials before the tear-off. If you take one, put the amount on the estimate. Some states limit how much a contractor can ask for as a down payment, so check your state's rules before you set one.

Can my customer sign the roofing estimate online?

With the downloaded file, they sign on paper or send back a signed scan. If you make the estimate in the Quoza roofing estimate maker, the customer gets a link, reads it on their phone and signs online.

Can I download the template in Word or Excel?

Yes. The roofing estimate template comes as a PDF, a Word file and an Excel sheet. All three are free, with no email required.
